“How do I know when it’s time to paint the exterior of my home?”
With the hot South Florida sun and the constant sea breeze, painting before it’s too late is critical to taking care of your home investment. You really want to repaint the exterior before the paint starts cracking. The first signs of needing paint are when the color has started to fade. This is a sign that the paint has lost or is losing its UV resistance and protection from harsh weather conditions. If you notice that your home may be ready for exterior painting the next question is how do I communicate with my painting contractor to make sure I receive the best painting service for my home. Verify that your painting contractor is licensed and insured to work in your area. The company should be willing to provide you with their specialty contractor’s competency card for your municipality as well as proof of General Liability Insurance. Once you have verified the company is licensed and insured here are some items to discuss that should be included with a quality exterior painting project:
- Pressure Wash exterior surfaces prior to preparing the surfaces for painting.
- Seal all cracks with a good high quality expandable caulk, we recommend PowerHouse from Sherwin-Williams.
- Re-caulk windows, even if you don’t think it is needed.
- Scrape off old pealing paint, especially surfaces close to the ground.
- Use a good high quality exterior paint with UV, Mold/Mildew, and Color Fade Resistance. We like Sherwin-Williams Resilience Exterior Paint.
- Make sure that 2 coats of paint are applied to each surface
You will also want to discuss how the company plans to protect your landscaping, pavers, and concrete ground surfaces from paint spills/splatters/overspray as well as the amount of time needed to complete the project and scheduling availability.
